A tenant takes a bare shell and needs it trading. Every week before opening is rent paid against no revenue, so the programme matters as much as the specification.
Work is sequenced so the trades that block others (electrical reticulation, ceiling grid, partitioning) run first and in parallel rather than in series.
Long-lead items are identified and ordered in week one, before they become the reason the opening slips.
Costs are separated into landlord works and tenant works up front, so neither party pays twice for the same item.
